So, you are ready to sell your house and move on up in the world.Do you know all the hidden costs in selling your house?  Have you researched the fees and costs of repairs involved in selling your home?  Before you decide to sell make sure you are prepared.  Here are a few suggestions that will make selling your house run smoothly:

1.Current Payoff of Mortgage:

Most homeowners just pay their monthly Mortgage payment, never realizing what they owe on their home. You might be surprised at how much of that $1,000 payment actually goes towards the Mortgage on the house. It is crucial to call your Lender and get the actual payoff of your loan.Remember, this will change month to month.

2.Market Value

What is the current Market Value of your home? The real estate market goes up and down, so it is important to get a Real Estate Agent to give you a fair market analysis of your Property.  Usually this consists of a Real Estate Agent looking up recent sales of homes in your area that are comparable to your own and evaluate their selling prices. If it is difficult to find these numbers, it might be worth the money to have a professional Appraisal conducted.

3.Pre-Approval for a Home-Loan

Before you start looking for a new home or begin the process of selling your own, find a Lender and get pre-approved.  Once you know what you can afford, make sure there are houses that meet your needs in that price range. You would hate to sell your house that you are happy with only to find out you are not able to replace it with something comparable or better.

4.Selling Costs

Costs vary when selling a home.  Look at how many home repairs your house needs. The house should look clean and neat with fresh paint.Estimate the costs of the repairs and supplies.  If you are going to list your house with a Real Estate Agent call around to check on the fees; Realtor fees will vary from state to state.  There are also many expenses that occur with Closing on the Property.  Most Title companies are willing give you an Estimate of these charges prior to selling your home.

Being educated about selling your home will benefit you in more than one way.  Know what you owe, what your home is worth, and what it is going to cost you to move so that you will not be taken by surprise in the end.
